Dear Homeowners,

You probably heard about us on KABC Radio, making offers that often sound too good to be true! But true these offers are. Sixty seconds of radio time does not leave much room for a full explanation of our NO-POINTS/NO-CLOSING COST refinance program.

Please allow us to take a moment to present the highlights of such a program:

  1. NO-POINTS/NO-CLOSING COST loans are no different than most traditional 30, 20, or 15 year fixed rate loans. These are Fanniemae or Freddiemac sponsored loans for the most part, and you must qualify as such.

  2. In most cases your new interest rate must be lower than your existing interest rate.

  3. In most cases Escrow will come to your home to sign loan documents.

  4. These NO-POINTS/NO-CLOSING COST home loans have been offered by us since April of 1993, without interruption, and will remain available as long as the loan programs themselves are available.

  5. Owner occupied properties best qualify for these types of NO-POINTS/NO-CLOSING COST home loans. In most cases loan amounts must be at $250,000 and above to participate.

  6. Should you qualify for a home loan, it should be understood that market conditions always determine the interest rates that are available on any given day.

  7. Our most popular home loans are without: Points, Closing Cost, or Balance increases (unless you desire “cash out”). In the future, after your refinance with Ameristar funds, many previous clients are automatically enrolled to refinance again at no additional cost, should interest rates drop again. Most rate reductions are made at quarter percent or greater intervals.

  8. There is a modest financial risk for both you and our company during this process. As you might imagine our office expense and man-hours to forward this program along will be very high. Aside from being required to qualify, you’re asked to do very little as a partner in this program thereafter. We would request an initial fully refundable credit and appraisal fee. These fees will be refunded to you at the time of funding of your new loan, as noted on your Good Faith Estimate. The modest financial risk is simply this: If your loan does not close for some reason neither our company, nor you will be able to recover the application fee mentioned above. More importantly this risk is very manageable and the reward is far greater. Please contact us regarding any risk management questions you may have.

  9. NO-POINTS/NO-CLOSING COST rate lock policy: A client’s application for a home loan is not a guarantee of a new loan or a guarantee of a rate lock at the time that the application was taken. Interest rate can move up and down just like values in the stock market do, and on a daily basis in some cases. Rate locks are available at the moment that your home loan has been approved and has received an underwriters review. If the rate on your Good Faith Estimate, or a lower one, is available, we will automatically attempt to lock your loan, without further notice to you. After we confirm with your new lender that your rate lock request has been accepted, we will then contact you with the good news!
